Your booking engine shows you one number: what your unit type is asking tonight. It does not show you what the four comparable residences down the hall are asking, which nights they have already lost, or how any of it has moved since last month. Azariya Index checks every booking engine, every night, and keeps the record.

What we will not tell you
We report sold-out nights and confirmed bookings separately, and never merge them into one number. A sold-out night at a fractional property may be owner use rather than market demand. A confirmed booking is a unit we watched go from available to gone. Both are useful; only one is evidence of a paying guest, and you will always be told which you are looking at.
The same discipline applies to the roadmap. Booking probability and realised rates need a full year of observed nights, and collection began in August 2026. We are not going to describe them as available before they are.

Entitlement is per unit type — not per account, and not per physical unit. Two units of the same type need one subscription between them. A three-bedroom and a two-bedroom are two purchases.
